- ·26.5.Nivika is a clear and easy-to-understand company. They own and manage properties, buy more and build new ones with the money they earn. No surprises. The management profit is gradually increasing. They are currently traded at a 40% discount to the net asset value (which is approximately SEK 66/share) and it is therefore wise for the company to buy back its own shares because it is then indirectly buying its own properties cheaper than it can buy other properties on the market. Current earning capacity corresponds to a management profit of SEK 270 million, which corresponds to SEK 2.82 per share. With ongoing construction and probably upcoming acquisitions, we will very soon have a management profit of SEK 3/share. The dividend will probably be increased in the coming years. I think the company looks very interesting compared to most of the real estate stocks on the stock exchange. Nivika has a mix of approximately 35% residential properties and 65% commercial. This provides stability in earnings while it grows with indexations, construction and acquisitions. I believe that the net asset discount will decrease. In the long term, the discount should go towards 0% because the company is constantly investing and will thus gradually increase its net asset value.·27.5.I think you can ignore the order book you see here. You don't see hidden buy and sell orders anyway, and you don't know how larger investors intend to act with their holdings or purchasing plans.
- ·14.5.One wonders how long this will stand and stomp·24.5.By all means! Tariffs may push down European long-term interest rates, which should benefit the Swedish real estate sector. In addition, repurchases of 100 million, which is twice as large a value compared to the previous repurchases, should provide good support for the price in the coming months. I don't have a fortune teller, but it feels like a safe and good case to sit on in these uncertain times. Sverker also has 250,000 call options with redemption of 42.3kr before 2028, so he, if anyone, benefits from the company's future success🤍🧡💰🤘
