- ·2 päivää sittenI sold a house a while ago. At first I thought it was a joke with the prices at Hemnet. All because they were basically alone with the brand. Now it will be bankruptcy.Heard 2 who have sold and one of them bought new sold old, all 3 transactions were done directly via the broker's site, I believe Hemnet will need to lower their prices if they want to keep customers.
- ·11.9.I read so much negative about Hemnet these days here on the forum, but have you reflected on the ROE for Hemnet over the last three years? It's insane, I don't quite know what it will end up at for 2026. But still, figures taken from Nordnet's site. 2023: 25.16. 2024: 38.38. 2025: 44.86. At the same time, the current P/E is 19.91 and the future P/E for 2027 is down to 12.85. Here we have good figures for both what has been and what is to come if all estimates and expectations come true. They have been enormously profitable and the previous report showed that they still manage to charge high prices, even if they are losing market shares and perhaps that is for a short period? I am keeping the stock and currently have 1.29% in the stock of a 100% portfolio and am not afraid to hold. Make your own assessment after reading my post. Feel free to comment as well.Well, suddenly when many bought in at 70kr / share, Hemnet is green pastures. But I clearly said already at the beginning of the year that if the market turns, Hemnet is a buy. But the market is dependent on the policy rate and it is being raised. It will take several years before wages catch up to the gap between housing prices and wages. Competition is also increasing, should they continue to raise prices or? I'll just choose a free app instead.. Problem solved. One can however lower prices and earn money in other ways. E.g. advertising revenue on the website. Hemnet, rental, Hemnet brokerage services, Hemnet moving furniture, Hemnet besktning etc etc. But the management are lazybones who lack vision.
- ·10.9.We are selling a villa right now and the ad is on Booli and Boneo as "soon to be for sale". The real estate agent suggested that we skip Hemnet and save a substantial amount. We have Hemnet as plan B and as a threat so that buyers feel pressured to place bids before the house possibly comes to Hemnet for bidding. We haven't even listed the price for the villa yet.Exciting strategy, it will be interesting to see if you actually manage to sell at the desired price without Hemnet. 😊 I understand the line of thought, but I would be a little careful about trusting the real estate agent 100 %. The agent also has their own incentives, and it is important to understand what lies behind the advice you receive. What is best for the agent is not necessarily always the same as what is best for the seller. As I understand it, the agent uses Booli to market the property for free as "coming soon". Can't you also do that through Facebook and other social channels without paying for advertising? So I assume you use Hemnet when viewings and the actual sales process begin? I don't really understand the thinking. Why focus on saving, for example, 10 000 kroner on marketing, if broader exposure can potentially yield 200 000 kroner more for the property? It is the return on marketing that should be the most important, not the cost in isolation. "We have Hemnet as plan B and as a threat." But why is Hemnet actually a threat? If the goal is to get the best possible price, then it is precisely the greatest possible exposure and the most potential buyers one wants. Then Hemnet should be an opportunity, not a threat. Using Hemnet as plan B can of course work, but buyers don't necessarily sit around waiting for a property that might appear on Hemnet. They might just move on to other properties. Personally, I would therefore view Hemnet as an important part of the marketing, not as a bargaining chip against buyers. Here in Norway, we also see that villas are often marketed exclusively in advance, with services such as "first in line" viewing and extra exposure before the property is broadly listed on Finn. For such services, one has to pay, just as for targeted advertising on Google and social media. The point is not just to shoot broadly, but to reach the right buyers. The better one manages to segment and target the marketing, the greater the chance of creating competition for the property and achieving the best possible price. It will be exciting to hear how this ends, especially since you haven't published the price yet. Good luck! 😊
- ·10.9. · MuokattuThe real estate market is competitive, and new players like Booli can create increased pressure on Hemnet in the short term. Services offering free solutions, in particular, can be attractive to both brokers and sellers, and can thus challenge Hemnet's established payment model. At the same time, it is important to distinguish between short-term competition and long-term competitiveness. Free services can be effective in attracting users and gaining market share, but a lasting and profitable business model requires that traffic and the user base can be converted into attractive and sustainable revenues. Here, Hemnet has a significant advantage through its established market position, strong brand, large user base, and close connection between buyers, sellers, and real estate agents. The platform has strong network effects: The more buyers who use Hemnet, the more attractive the platform becomes for sellers and brokers, and the more homes that are published, the more attractive it becomes for buyers. That Hemnet simultaneously chooses to prioritize financial strength over capital distribution can be strategically important in a period of increased competition. If the company stops or limits its share buyback program, it frees up capital and gives management greater financial leeway. This makes Hemnet better equipped to meet short-term challenges from players like Booli, while the company can continue to invest in technology, product development, marketing, and new services. This can therefore be interpreted as a strength rather than a weakness. Hemnet does not necessarily need to win every short-term price competition. The company has the opportunity to use its financial capacity to protect its market position, invest through a potential period of competition, and simultaneously continue to develop the platform. Hemnet has also shown that the company is not standing still. In 2026, the company has, among other things, introduced "Sell first, pay later" nationally, which reduces the financial threshold for sellers and shows that Hemnet is willing to develop its business model when the market changes. The most important long-term point is that the largest and best-established platforms often gain an increasingly stronger position once network effects are established. New players can enter quickly and create noise, but it is far more difficult to build the same scale, brand, traffic, and connection to the broker segment. In the short term, Booli and other new players can therefore create price pressure and challenge Hemnet's market share. In the long term, however, Hemnet's scale, brand, innovation capability, and financial strength can ensure that the company emerges from the competition period even stronger. For a long-term investor, the question is therefore not necessarily who can offer the cheapest solution today, but who has the strongest platform and financial capacity to win the market over time. In my assessment, Hemnet is in a very strong position there. In short: New players can enter quickly, but it is difficult to build a lasting platform. Hemnet can use its financial strength to withstand short-term competition, while the company continues to innovate. Over time, network effects can make the big ones bigger. The problem is that Hemnet is not good value for money! Everyone who is going to buy a home today knows that the listings first come to Booli and Boneo. If you don't look there, you risk missing listings. Furthermore, you have the chance to place a bid before everyone else.
- ·4.9.Hemnet is in a market-leading position in Sweden. Hemnet is the undisputed leader in the Swedish real estate market with over 90% of all housing advertisements in Sweden. The platform is the first destination for both buyers and sellers, which provides a strong network effect and high customer loyalty. The monopoly on data and traffic makes it difficult for competitors to challenge the position. When better results come in Q3, it will be interesting to see how the short selling goes. Now it's days to Cover (15–21 days)! An extreme hubris will sink the company and that the brokers have commission with the firm has been a secret for the customers until now.
