This is a very sharp drop in a short time and should be seen in relation to the 776 owner-occupied apartments listed for sale in Aarhus in December 2024. The supply of owner-occupied apartments for sale in Aarhus has thus halved in one year. "It has gone incredibly fast in Aarhus. The number of owner-occupied apartments for sale is tumbling down and has halved in one year. This is a sign that there is excess demand, and that there are far more buyers in the market than there are sellers," says Lise Nytoft Bergmann. The fact that the supply of owner-occupied apartments for sale in Aarhus is falling so significantly right now is, according to the housing economist, due to the country's second-largest city having had an oversupply of apartments for a period as a result of extensive new construction. "That oversupply took some years to shave off, and now they no longer have the machine that pushes new owner-occupied apartments into the market. That is why the number of listed homes for sale is falling so significantly in Aarhus," says Lise Nytoft Bergmann.

Here, the supply of owner-occupied flats has fallen by 17.1 percent during October. This means that there are now 48.4 percent fewer flats for sale in Aarhus than at the same time last year. “There are currently 440 owner-occupied flats for sale in Aarhus Municipality, and that is close to the lowest level recorded back in early 2021, when there were 387 flats for sale. Aarhus thus follows the same trend that has been characteristic of Copenhagen in recent months,” explains Birgit Daetz.

Colliers therefore expects rental prices to increase in the coming years, and Colliers currently sees an average market rent of around DKK 1800-1900 per m2 for newly built apartments of approx. 80 m2. Currently, over 1100 interested new tenants have signed up for the 308 apartments. The owner-occupied housing market Prices on the general housing market have increased in Denmark, and owner-occupied apartments in particular have increased in Copenhagen and Aarhus. In the six largest housing projects on Aarhus Ø, 887 owner-occupied apartments have been traded since 2020 at an average price of DKK 52,384 per m2. m2 and in 2025 59 transactions were completed at an average price of 54,227 kr. per m2. Please note that Prime Office has announced that the apartments will be independently de-matriculated. This gives greater freedom

Even the most miserable timing can end up giving a return if you are patient enough. Not necessarily a good return, but a return nonetheless. And since the stock is still trading well below intrinsic value, the question is just when the underlying operation, and the construction, will be so advanced that we can look forward again. A number of years have been wasted, how much other good in real estate has been on offer. But I am happy to say that I am picking up a little again, in the belief that we are getting there.
