You should be aware that Lennar is one of the few companies that Berkshire has historically swing traded. They buy and sell in almost every quarter - it is impossible to know when and at what price. The same goes for D.R Horton, and they have actually also swing traded Amazon and Google in the past
8.1.Lennar sold a majority stake in Quarterra to TPG Real Estate after posting a $75 million multifamily loss in 2025. The deal allows Lennar to focus on its core homebuilding business and free up capital.

Lennar acknowledges that the housing market is under pressure and refers to it as “challenging conditions.” They use sales targets and delivery guidance, but with clear signals of subdued demand: • Gross revenues fell 7% in Q2 2025, but did not fall as sharply as expected—thanks to higher sales through incentives . • To stimulate demand, Lennar has increased sales incentives (e.g., interest rate buydowns) to 13.3%, at the expense of margins (about 18%) . • They describe the market as “weak,” but continue to focus on volume in the entry and move-up segments and efficient operations  . In short: Lennar does not expect a market recovery—but is trying to navigate through weakness by increasing incentives and keeping price pressure down.
