- ·2 päivää sittenRegarding Cibus and future growth, including growth at the property level, I don't think one should expect acquisitions without increased indebtedness. At least not of anything other than smaller properties. There are good reasons to use debt as a real estate company; one of them is that it will take a very, very long time if one has to finance acquisitions continuously, in cash. The question is rather how much one should step on the gas at any given time and continuously. Then, of course, a bond round can come, but it is often positive, as long as Cibus buys leased portfolios where one knows or can assess the isolated risk (rent loss, vacancy, etc.) in the remaining lease period and the expected cash flow and yield. In my opinion, Cibus should not lower the dividend, or for that matter raise it significantly from the levels we know now, but rather use it conservatively, as they have done for several years, as a floor under the stock and the direct return for passive investors (large and small). Then a multiple expansion will probably come when the time is right. Probably even if we have to wait for lower interest rates. But judge for yourself. Properties are interest-rate sensitive. Personally, I am positioning myself for the next upturn. As long as Cibus is a "boring" and reasonably conservatively managed real estate stock with a current return of around 7% in one of the safest real estate segments, it is for me more of a portfolio adjustment case based on accumulation than a growth case. People here know what the fundamental drivers for real estate stocks are and what can go wrong. Judge for yourself how well-managed you think Cibus is? - if we disregard market interest rates? The question then is what the stock will cost in the long run, when interest rates fall (if they fall significantly..? and operations normalize (falling debt and improved cash-flow and yield)? Threat no. 1. for me is that one day, there will be no more "good" properties to buy, properties that one is allowed to buy, properties in stable countries, etc. - when that happens, management becomes crucial. It can take a long time. There must be a couple of thousand reasonably sensible properties left in the mass, in Northwestern Europe, that one can buy into, under more or less favorable terms. By the time we perhaps see something resembling "maximum size" for Cibus, as we know them now, we can talk about the stock being repriced (read: as a stable cash-flow case) at a somewhat higher level, if management then recognizes the situation and adapts Cibus to the future situation. Management's ongoing risk profile is the biggest risk I see for Cibus; otherwise, I will hold on and continuously buy for cash-flow. Volatility is something I have to live with. Every month around the dividend, I forget how tired I am of the volatility....

But the trend is unfortunately negative for the stock market development. WHAT can stop the negative spiral?23 t sittenI am happy with the monthly dividend and have bought some shares in dips. I would like to see the growth with positive EPS, not with negative one. CEO and SFO were not completely ensuring at the conference call.
